Focus on renters in Alameda, Oakland, and San Leandro this week; Evictions were up in May
—We’re starting to receive hints about whether that predicted “eviction tsunami” is about to hit Alameda County. New data shows a steep rise in unlawful detainer lawsuits were filed during the first month after Alameda County’s eviction moratorium was rescinded.
—However, three cities are due to terminate their own moratoriums within the next 2-3 months. Oakland’s moratorium ends next month, meaning housing advocates will be intently watching the data starting in earlier August to discern if the eviction tsunami shifts from being a large wave into a torrent of evictions.
—Meanwhile, Oakland is poised this week to add stronger protections to Just Cause Ordinance. In Alameda, renters are receiving protections from a different type of moratorium. This one temporarily stops landlords from applying for capital improvement pass-throughs to tenants.
